DRAFT PARTICULARS
A beautifully preserved Walter Cottage - just a short (1-2 minute) walk to Winnersh Triangle Station - accessed along a quiet back-road.
The Ivy House has two double bedrooms, a homely open plan kitchen, a versatile studio building, and ample driveway parking. With 'chocolate box' looks and plenty of character, this cottage offers beautifully balanced living space for today's needs. Offered for sale with no onward chain.
Set back from the road, the kerb appeal is striking with five bar wooden gate, picket fence and large gravel driveway. This unmistakable Walter Cottage has all the hallmarks of this architectural period - with high gables, angled chimney pots, and contrasting brickwork. The white shutters and arched iron gate to the garden perfect the feel of this home's 1847 heritage.
The front door, with its handsome black ironwork, leads to a small entrance porch and the charming living room, This room has plenty of natural light during the day, and has a large wood-burning stove for cosy nights in.
Character charm includes a gently arched doorway with tongue & groove door, the handsome brick fireplace, and some beam detailing in the wall plasterwork. Set against the attractive window and natural coir flooring, this room feels both restful and cosy.
The open plan kitchen / dining room is perfect for everyday meals and entertaining. The kitchen over-looks the garden, and is planned with some well-designed prepping and storage space. In-keeping with its period origins, the kitchen has a handsome Belfast sink and tasteful granite work-surfaces. The peninsular design creates a practical divide to the open plan space, giving ample room for dining table and social gatherings. The slate flooring, feature fireplace and traditional stable door to the garden bring together a rustic charm. There's a quirky nook to the side (which could be used as a pantry or pet snug), and a curtained opening to the staircase.
Both upstairs bedrooms are double in size, and each has a fireplace feature and chimney breast alcove - an ideal nook for bedroom furniture. The master bedroom also has a good range of fitted wardrobes, with beautiful cabinetry in a timeless style.
The upstairs bathroom has tasteful tiling and white sanitary-ware - the mix of contemporary and traditional styles gives a unique twist to ablutions and bath-times.
On a practical level, there's a downstairs loo, and also a laundry / utility room in the detached studio (formerly a garage).
This unique studio has been painstakingly designed (complying with building regulations) to cater for many uses - a gym, crafts studio, or occasional guest lodge. It will have strong appeal to remote workers, with the large studio space and arched window overlooking the garden - ideal for focus and healthy work balance. The mezzanine floor gives bonus storage space, and is currently used as occasional guest space. There's a modern shower room with loo, and also a dedicated laundry room. The studio has its own gas boiler and 'front' door entrance (which is actually at the side!)
The garden wraps around behind the kitchen, and offers a shady retreat for hot summers days. For sun-lovers, there's a sunny patio which is ideal for morning coffee, barbecues, or enjoying a good book, and a lovely lawned area surrounded by cottage garden bedding plants.
Conveniently-placed for anyone commuting to (or from) Winnersh Triangle, there's a gentle walk through Cavendish Gardens to reach the station and business park. Nearby bus routes also run frequently between Reading , Wokingham & Bracknell, and the drive to the A329M and M4 (with its links to London and the west) is super-easy.

A Few Words from Quarters
"A walk around The Ivy House is a tonic for the soul - from its Suffolk latches, monkey-tail window handles & open fire-places, to the stable door which brings the garden breeze into the kitchen. We particularly love the bespoke arched window in the studio - it bathes this room in natural light, but also gives a restful view if working (or working out!). For those occasional guests who choose to sleep on the mezzanine, we're told there's a wonderful view to wake up to!
Character is woven into every room of this cottage, and its practical layout and secluded garden complement the undeniable period charm. Even the replacement windows have been chosen to enhance the cottage's period origins - the handmade timber frames and double-glazed casements highlight the beauty of its English heritage, whilst giving the heat-retaining properties of today's windows.
We think this well cared-for home will suit those looking for something out of the ordinary, easy transport links, and some serious work from home space.
Please get in touch with Nick Harris or Teresa Ling for more details, or to discuss viewing arrangements. We're looking forward to showing you around this beautiful home."
