September often feels like a reset for the local property market. With the summer holidays over and familiar routines returning, buyers and sellers begin to look again at plans that may have paused during August. This month's figures suggest a market finding its autumn rhythm, with remarkably similar average prices across RG40 and RG41 but a little more movement in RG41.

A return to autumn routines

The transition from summer into autumn rarely happens all at once. Some households return ready to move, while others take time to reconsider what they need from their next home. That can make September feel active without being hurried: more focused than August, but still shaped by individual circumstances.

This is particularly true around Wokingham, where many people are not simply entering or leaving the area. They are selling in one local area and buying in another, balancing the sale of one home with the search for the next.

Local values are closely matched

The clearest feature of September was how closely average sale prices aligned. Across RG40, covering Wokingham, Finchampstead and Barkham, the average was £492,467. In RG41, including Winnersh, Woosehill, Emmbrook and Sindlesham, it was £491,731.

That leaves just £736 between the two postcode areas. In August, the corresponding figures were £496,090 in RG40 and £492,184 in RG41, a difference of £3,906, so the headline averages moved even closer together during September.

There was a different pattern beneath those averages. RG40 recorded £468 per square foot, compared with £475 in August. RG41 moved from £460 to £475 per square foot, placing it £7 higher than RG40 in September. The RG41 calculation was based on 136 data points collected over the previous six months.

 

That does not mean one postcode area has suddenly become more valuable than the other. Monthly figures are influenced by the particular mix of homes completing, from smaller properties to larger family houses. For an individual home, its setting, condition, style and usable space remain far more important than the postcode average alone.

A little more movement in RG41

The pace of activity continued to differ. Turnover was 10% in RG40 and 13% in RG41, so RG41 remained the busier of the two local markets. The gap was slightly narrower than in August, when turnover stood at 9% and 14% respectively.

 

For someone moving locally, this can matter more than a small difference in average price. The market in which their current home is being sold may not move at quite the same pace as the one in which they hope to buy. Timing, available choice and the type of home involved can therefore shape the experience on both sides of the move.

The practical backdrop for local movers

Mortgage costs remained familiar rather than providing a new direction. The average two-year fixed rate was 4.45%, unchanged from the figures included in the July and August journals.

 

Average household income was recorded at £71,700 in RG40 and £74,100 in RG41. Those figures offer some context, but local buying power is rarely explained by income alone. Deposit size, personal borrowing requirements and, for many existing homeowners, the equity released from a sale all help determine what an onward move looks like in practice.

Looking towards the final quarter

September's picture is therefore less about one dramatic change and more about the local market settling back into its usual rhythm. Average sale prices are almost level, RG41 continues to see more homes changing hands, and the price-per-square-foot figures show why the type of property completing can matter so much.

 

As the final quarter of 2026 begins, the next few months will show whether RG40's modest increase in turnover continues and whether September's shift in price per square foot becomes an ongoing pattern or simply reflects this month's mix of sales.
