A monthly look at what's happening across the Wokingham property market, combining local data with our own observations from the ground.


August's figures show another month of relatively close values across RG40 and RG41, but with a noticeable difference in the pace of activity. Average sale prices remained within a few thousand pounds of one another, while turnover continued to be higher in RG41.

 

Local prices

Across RG40, covering Wokingham, Finchampstead and Barkham, the average sale price was £496,090. The average price per square foot stood at £475, based on 162 property transactions examined over the previous six months.

 

In RG41, including Winnersh, Woosehill, Emmbrook and Sindlesham, the average sale price was £492,184, with an average price per square foot of £460. These figures were based on 140 data points.

 

That leaves just £3,906 between the two average sale prices, despite RG40 recording £15 more per square foot.

 

As always, the distinction is worth treating carefully. Average sale prices are influenced by the mix of homes changing hands, while price per square foot provides another way of comparing how buyers are valuing space. Neither replaces the individual factors that shape the value of a particular home, including its location, size, style and condition.

 

For households moving within the Wokingham area, however, the comparison is useful. Many people here are selling in one part of RG40 or RG41 while buying in another, so small differences between neighbouring markets can form part of the wider picture around an onward move.

Transaction activity and turnover

The clearest difference in August was again the level of turnover.

 

RG40 recorded turnover of 9%, compared with 14% in RG41.

 

Both figures were higher than those recorded in July, when turnover stood at 6% in RG40 and 13% in RG41. RG41 therefore remained the busier of the two postcode areas, while activity in RG40 also increased during the month.

 

Turnover can be affected by the number and type of homes available, as well as the timing of completed transactions, so month-to-month movements should always be viewed in context. Even so, the figures suggest that more homes were changing hands as the summer progressed.

 

For people buying and selling at the same time, the difference in pace between the two areas can be particularly relevant. The market a household is selling into may not be moving at exactly the same speed as the one in which they hope to buy.

The financial backdrop

The average two-year fixed mortgage rate remained at 4.45% across both local reports.


That is unchanged from both June and July, providing a relatively consistent borrowing backdrop through the summer. Individual affordability will, of course, continue to depend on deposit size, existing equity, borrowing requirements and personal circumstances.

 

Average household income was recorded at £71,700 in RG40 and £74,100 in RG41.

 

Set against average sale prices of £496,090 and £492,184 respectively, the figures provide some context for the relationship between local earnings and property values. For many Wokingham movers, however, income is only part of the equation. Existing equity can play an equally important role, particularly where someone is selling one home locally in order to buy another.

The seasonal and wider market context

August can be a slightly uneven month for the housing market. Holidays interrupt normal routines, some families are focused on the start of the new school year, and both buyers and sellers may delay decisions until September.

 

Against that backdrop, the rise in turnover across both postcode areas is notable. Values themselves have remained relatively steady through the summer. In July, the average sale price was £497,773 in RG40 and £490,123 in RG41. August's respective figures of £496,090 and £492,184 keep both areas within a fairly narrow range.

 

The same is true of price per square foot. RG40 moved from £477 in July to £475 in August, while RG41 remained at £460.

 

Taken together, the figures suggest a local market where the pace of transactions has shifted more noticeably than underlying average values.

Looking ahead

September traditionally brings a change of rhythm as normal routines resume after the summer holidays, so the next set of figures should give a clearer indication of whether August's higher turnover carries into the autumn.

 

For local movers, the distinction between RG40 and RG41 remains worth watching. Average values are still closely aligned, but the pace at which homes are changing hands continues to differ.

 

Every property and every move will have its own circumstances, but looking at price, activity and affordability together provides a more useful picture than any single figure on its own.
