A monthly look at what's happening across the Wokingham property market, combining local data with our own observations from the ground.
July's figures paint a picture of two closely connected but distinct local markets. Average values remained remarkably close across RG40 and RG41, while the pace of activity told a rather different story.
Local prices
Across RG40, covering Wokingham, Finchampstead and Barkham, the average sale price recorded in July was £497,773. The average price per square foot stood at £477, based on 164 data points collected over the previous six months.
In RG41, including Winnersh, Woosehill, Emmbrook and Sindlesham, the average sale price was £490,123, with an average price per square foot of £460. These figures were drawn from 139 local data points.
Average sale prices differed by just £7,650. RG40 also recorded £17 more per square foot, although this reflects the mix of homes sold during the month as much as any underlying difference in value. Property size, style and location will always remain the biggest influences on an individual home's worth.
Price per square foot is a useful way of comparing the value buyers place on space, although it should always be viewed alongside the type of property and its location.
Transaction activity and turnover
The clearest difference between the two postcode areas in July was the rate of sales turnover.
RG40 recorded turnover of approximately 6%, compared with 13% in RG41. In simple terms, more homes changed hands in RG41 during July, making it the busier of the two markets.
Turnover is influenced by the number and type of homes available, as well as when sales complete, so one month's figures rarely tell the whole story. Even so, it was the most interesting feature of July's figures.
For households moving within Wokingham, this distinction may be especially relevant. Many local movers are selling in one part of RG40 or RG41 while buying in another, so the pace of their onward market may not match the conditions they encounter when bringing their existing home to market.
The financial backdrop
Mortgage rates remained steady, with the average two-year fixed rate recorded at 4.45% across both reports. Individual affordability will always depend on deposit size, borrowing requirements and personal circumstances, but buyers in both postcode areas were working against the same lending backdrop.
Average household income was recorded at £71,700 in RG40 and £74,100 in RG41. Set against average sale prices of £497,773 and £490,123 respectively, the figures illustrate the relationship between local earnings, property values and mortgage affordability.
They should not, however, be treated as a direct measure of what a particular household can purchase. Many transactions involve existing equity, differing loan-to-value ratios or buyers moving between property types. In an area where a significant proportion of purchasers are also sellers, the value released from an existing home can be as important as income when shaping an onward move.
The seasonal and wider market context
July is often a month of contrasts. Some families push to move before the new school year, while others put plans on hold until the summer holidays are over.
That seasonal pattern can influence both the number of homes coming to market and the pace at which sales progress, so it's always worth viewing a single month's figures as part of a longer-term picture.
Looking ahead
As late summer gives way to autumn, it'll be interesting to see whether RG41's stronger turnover continues or whether the two areas begin to move more closely together again.
