Wokingham market update - March 2026

 

March 2026 brought a steady set of readings across Wokingham, with headline pricing sitting in a tight range and borrowing costs steady in the month’s snapshot. The clearer difference was in market pace: turnover in RG41 ran ahead of RG40, despite near-identical average sale prices.

 

Across RG41 (Winnersh, Woosehill, Emmbrook, and Sindlesham), the average price per square foot has stabilised around £474 over the last six months, and the overall average sale price as of March 2026 is £508,604. Read together, these measures point to values holding within a consistent band, with the £/sq ft figure offering a useful way to compare homes of different sizes and layouts.

 

In RG40 (Wokingham, Finchampstead, and Barkham), the latest data puts the average price per square foot at £477, alongside an average property sale price over the last six months of £509,605. The closeness of the RG40 and RG41 averages is notable: while the two postcodes span different neighbourhood profiles, the broad pricing picture for March remains closely aligned.

Transaction activity and turnover

Turnover is where this month’s local contrast becomes more pronounced. In RG41, the turnover of sales stands at 19%, indicating a higher proportion of stock moving through to completion. In RG40, the turnover of sales is 12%. Turnover can be shaped by the balance of listings and completed transactions as well as seller intent (including households choosing to delay a move).

 

Even so, March’s figures suggest a slower rate of churn in RG40 relative to RG41, with fewer homes changing hands as a share of the wider market base.

 

For movers who are both selling and buying locally, this distinction can translate into a different day-to-day feel: similar pricing benchmarks across the two postcodes, but a potentially different rhythm to available choice and completed movement.

Buyer behaviour and affordability

Financing conditions remain an important constant in this month’s picture. The average 2-year fixed mortgage rate is currently 3.91% across both RG40 and RG41 in the data, giving a stable reference point for budgeting and mortgage planning during a move.

 

Household income readings diverge slightly. In RG41, the average household income is about £74,100, compared with £71,700 in RG40. With average sale prices sitting close together (£508,604 in RG41 and £509,605 in RG40), these income differences provide helpful context—particularly for households comparing like-for-like homes across neighbouring areas.

Seasonal context

March typically marks the early stretch into the spring market, when the focus often shifts toward practical momentum rather than headline repricing. This month’s readings support that: values appear steady, while turnover provides the more informative signal about how quickly the market is circulating in each postcode.

Looking ahead

Near-term attention is likely to remain on the relationship between borrowing costs and household finances. With the average 2-year fixed mortgage rate at 3.91%, and average household incomes of £74,100 (RG41) and £71,700 (RG40), affordability conditions will continue to be shaped by financing and incomes alongside property values.

 

Equally, turnover will be worth watching as the season progresses: whether RG40 begins to close the gap on RG41’s 19% reading, or whether the two postcodes continue to show different rates of churn despite their closely matched average sale prices.
