November 2025: A Straightforward Look at the Local Market

 

November has given us a good snapshot of how the property market is behaving across Winnersh, Woosehill, Emmbrook and Sindlesham.

 

We’ve reviewed more than 140 recent data points, and a few themes stand out.

 

Prices and demand
The average price per square foot over the past six months is £485. That’s a solid figure and suggests two things: demand remains steady, and the quality of homes in our area continues to shine through.

 

The average sale price now sits at £531,769. This points to a market that’s stable and moving in a healthy direction, where buyers and sellers are broadly aligned on value.

 

Sales activity
Sales turnover is currently 19%. While that might sound low at first glance, it usually means people are staying put—often because they’re happy where they live or they’re on a decent mortgage rate. With two-year fixed rates averaging around 4.19%, many homeowners are choosing not to move unless they have a clear reason to.

 

Affordability and local incomes
The average household income across these areas is about £74,100. This gives a useful sense of what budgets look like for many buyers and helps explain why well-priced homes continue to attract strong interest.

 

What buyers are looking for
Demand is still firm. Homes close to schools, parks, commuter routes and local amenities remain especially popular—as you’d expect for these family-friendly areas.

 

We’re also seeing interest across the full range of property types: modern new builds, period homes, family houses and potential investment properties. There’s something for everyone, whether you’re taking your first step on the ladder or upsizing for more space.

 

Heading into the festive season
The end of the year is often quieter for property transactions, but activity hasn’t dropped off in any dramatic way. Many people use this time to think about their plans for the year ahead, so we usually see fresh instructions and new buyers coming into the market once Christmas has passed.
