Market Update for RG40 – Oct ‘25
As October comes to an end, we’ve been looking back at how the local property market has performed across Wokingham, Finchampstead, and Barkham.
Understanding what’s really happening in the numbers is important for both buyers and sellers right now.
Our review of 192 local data points shows that the average price per square foot over the past six months is £485 — a strong sign of steady demand in the area.
Although the rising cost of living means buyers are taking their time to make decisions, the fact that prices have held firm shows that homes here continue to hold their value and remain highly sought after.
The average sale price for October was £507,261. While this varies by property type and location, it gives a solid picture of where the market currently sits.
For sellers, this is encouraging news. Despite higher living costs and interest rate changes, the market is proving resilient.
Sales turnover is around 9%, which tells us that buyers are being selective — a national trend we’re also seeing locally. This underlines the importance of presenting homes attractively and pricing them competitively to secure the right buyer.
The average two-year fixed mortgage rate now stands at 4.13%. While that’s higher than in recent years, it sits within a more stable financial backdrop. Encouragingly, average household income in our local area has risen to about £71,700, helping to balance things out and giving families more confidence to move forward with their plans.
