As we reflect on the property market activity in September 2025, it's nice to see how the local market, encompassing Winnersh, Woosehill, Emmbrook, and Sindlesham, has continued to develop.
Our analysis of 159 data points over the past six months gives us a clearer picture of the trends, prices, and behaviours within the property market.
The average property sale price in our featured local areas stands at £531,313. This figure is a testament to the ongoing demand for properties in the region, highlighting a robust market where buyers are keen to invest.
With a turnover of sales sitting at an impressive 47%, it suggests that properties are changing hands at a healthy rate, reflecting both buyer confidence and the appeal of our uniquely located homes.
Looking at the average price per square foot, which remains around £473, there is an evident interest in obtaining good value for space. Higher prices per square foot indicate not only the desirability of the area but also the need for well-priced properties to successfully attract buyers.
This also ties in with the economic aspects of the market; with an average household income of £74,100, it's clear many families and professionals are prepared to invest in a home that meets their needs.
The financial backdrop to these statistics is significant. With the average two-year fixed mortgage rate currently standing at 4.25%, buyers are responding to modern financial climates whilst still making significant commitments.
This relatively stable rate, compared with previous years, appears to be an influencing factor encouraging prospective homeowners to take the leap and buy rather than rent.
