How to sell your property fast……and at the right price!

 

How can I sell my home quickly? 

 

Everyone wants a quick sale…don’t they? It’s the perfect scenario for most of us, particularly if we have already spotted a property we like.  Achieving a quick sale is not always a guarantee, but there are plenty of things you can do to maximise your chances.  The most important tip is to choose a trustworthy local estate agent and take your time perfecting the marketing strategy with them, so the initial launch is faultless.

 

OK, so let’s get down to the nitty gritty…  Here are some tips you can follow to give yourself the best chance possible of a quick sale at the right price: -

 

  • Eye-catching kerb appeal

If a property looks tired and unloved from the front, how can you expect anyone to want to delve further? Potential viewers may drive past your home to check it out, so make sure it looks its best.  Re-paint or touch up any tired paintwork, clean the windows, keep the front garden/entrance neat and tidy, and move anything unattractive such as bins or recycling boxes to the rear where they are out of view.  Invest in a couple of shrubs in attractive pots and place them either side of the front door for impact and polish your front door furniture.

 

  • Get the price right first time

Marketing your property at the right price from the start is vital.  Don’t fall for inflated valuations from agents eager to get your business.  The launch price must be realistic, or you will lose the interest of any potential buyers.  Over-pricing could cost you a quick sale as most viewings are within the first few weeks of a property being placed on the market.

 

  • Use a professional photographer

Using amateur photography is a sin and no corners should be cut here!  You only have to go online and check out some of the pictures on Rightmove to see that some agents let their clients down with the standard of photos they offer.  Your property photos are the very first thing any potential buyer will see; if they don’t ‘hook’ their interest, they will simply scroll on past your property and look elsewhere.  Professional photography is a must.

 

  • Hire a ‘Home Stager’

Another good investment, particularly if your property is in the higher price bracket, is to hire a professional home-stager to improve the look of your home.  There are various levels of service, ranging from a consultation with advice right through to a full ‘home-staging’ service where they will completely revamp your home.  Done correctly, it can add value to your home but be sure to ask for recommendations and feedback from previous clients.

 

  • Choose a good agent

Choosing a good estate agent is probably the single most important decision you will make when selling a home.  It’s so imperative that you trust your agent and can openly and honestly discuss your plans and strategies.  Don’t fall into the trap of choosing the cheapest to save a few pounds; just as with every other industry you get what you pay for in the property industry too.  A good agent is far more likely to achieve a higher sale price which will more than pay for that extra half a percent or so they may charge.
