What should a good property brochure include? 


With the arrival of the internet and the changes in marketing that have come with it, you may find yourself wondering if those glossy property brochures are a thing of the past...after all, most people look online, right?

 

Wrong! 

 

We are going to explain why we believe brochures are still one of the best tools when selling property, and how you can make sure yours stands out from the crowd.

 

These are just some of the reasons why brochures matter, plus some tips on what to expect from your own property brochure:-

 

1.     Not everyone enjoys online browsing

In fact, there are still a considerable number of people who continue to appreciate something tangible.  There’s nothing quite like the experience of browsing a high-quality brochure, packed with photographs and information, whilst enjoying a good cup of coffee with time to absorb the detail. Not everyone wants to browse online.

 

2.     Brochures can be used as a physical record

A brochure also provides a physical record of the property which is great if you are the type that likes to make notes about everything in the margin (although we think ours are too beautiful to write on :).  When viewing, the brochure can be taken along and used as a prompt for what to look out for and what to check over.  If you’re viewing a number of different homes, it’s a great way to be reminded of what you loved and what you didn’t, so you can later make comparisons between the various properties you have visited.

 

3.     Something concrete to offer estate agency visitors

High street estate agents still need something to hand out to visitors when they ask for details, and what better way to show off a property than a large glossy brochure?  If the brochure is well written, attractive and interesting to read, it could definitely tip the scales towards a viewing.  We recommend you choose an agent who sees the value of a good brochure.

 

4.     Promotes the estate agency

Beautiful brochures can do wonders for the marketing of an agency too, not just the houses.  Think about it - if someone calls into an agency and the brochures ‘speak quality and professionalism’, they are more likely to trust the agent and the standard of the houses on offer too.  This means a far better client-agent relationship and therefore those clients are more likely to book a viewing.  Choose an agent with fabulous brochures!

 

5.     Bespoke professional brochures sell homes

Brochures should be glossy and high-quality, simply because they help to sell houses.  Your estate agent should take time to ensure the wording and photographs are perfect.  Make sure your agent does your property justice.  If you’re not happy with something, speak up and get it changed.

 

6.     Professional photography is essential

Choose an agent who insists on professional photography and lifestyle photography as it makes a huge difference.  We recommend you check the brochures of your chosen agent to make sure they are up to scratch.  Brochures look particularly beautiful if they include some full-page photos to truly bring the house to life. 

 

7.     A walk-through description of the property helps visualisation

A good brochure will describe the home as if you are there.  It will begin with the approach to the property, so the reader feels enticed to read on.  It should be easy to read and bring the home to life, rather than just listing the number of plug sockets and radiators in each room (you know the ones we mean!). 

 

8.     Brochures should sing the praises of the local area

It’s quite surprising how many house brochures still don’t include what the local area has to offer, and Wokingham & surrounds is such a fabulous area it’s a sin not to!  A good brochure should sell the surroundings too, such as mentioning any great local pubs and restaurants, golf clubs, leisure centres, country walks, historical buildings, schools, universities, transport links…in fact anything that could entice viewers.  After all, it’s not just the house that’s for sale, it’s a lifestyle.  Ensure your agent does your property justice.
